This 2,136 acre development just outside of Carson City, Nevada has been featured in the Robb Report, Wall Street Journal, and Forbes over the last couple of years mainly touting the Bill Coore and Ben Crenshaw designed golf course. And rightly so, the course was gorgeous and the unique landscape was definitely taken into consideration when designing the course, with gigantic trees lining fairways and sand traps carved right into the sloping hills, it was a thrilling 18-hole course to navigate.
I’ll give the golf course an A+, however, this is no Martis Camp, which is what I was expecting given the buzz around the development.
The “less taxing lifestyle” is a top reason, if not the
number one reason, why most of my clients make their way up to Tahoe in the
first place. Less traffic, less noise, less overall hustle and bustle. Clear
Creek adds to that of course with their Nevada location and no state income tax,
business tax or inheritance tax, as well as in Douglas County which offers some
of the lowest property taxes as well.
But, it’s a pretty sizable trade-off in my humble opinion. Truckee offers that historical town charm with a storybook downtown, an array of restaurants, shopping and things to do, as well as access to several ski resorts, hiking/biking trails, both Donner Lake and Lake Tahoe, plus schools and parks. And of course, Truckee also has is a handful of diverse communities that also have award-winning golf courses and exclusive member benefits like private chair lifts and Lake Tahoe beach access, all within a stone’s throw to town.
The minimum 15-minute drive to anywhere outside of Clear Creek Tahoe did strike me as far more secluded, but then again, that’s what some of you have told me you are seeking – a truly private and quiet retreat.
Housing Costs vs. Truckee
The average price per square foot at Clear Creek Tahoe is around $893. This is where the devil is in the details; you’re essentially paying more for a house while presumably enjoying lighter taxation.
For example, I toured a 4 bedroom home at Clear Creek that was $920/square foot with an asking price of $2.6M. It was very sharp spec home that checked all the boxes for mountain contemporary, however, there are currently about 15 homes from neighborhoods like Gray’s Crossing, Old Greenwood, Schaffer’s Mill, and Lahontan that are much bigger than this Clear Creek home but are well below $2.6M. And, one could argue that many of those 15 homes are of a much higher caliber in terms of design, construction and amenities selection.
Another way to frame this is the fact that you will pay over $2M for a 3 bed, ~2,600 square foot home with only a 2 car garage.
But let’s be fair, if paying more for the home, utilizing tax incentives and being a secluded development is a better fit for your life, then this could really be an ideal option for you.
Bottom line, Clear Creek Tahoe is a terrific offering with some very sharp homes and with some extraordinary amenities. The Lake Tahoe beach access you get from the Twin Pines Lake and Ski House is rare and invaluable.
